Property and Booking Terms

Effective from 1 October 2026

§ 1. General information

  1. These Terms set out the rules for providing accommodation services, making and cancelling bookings and staying at PERON 12 GWARNA at ul. Gwarna 12 in Wrocław (the “Property”).
  2. The service provider and operator of the Property is BEST WROCŁAW sp. z o.o., with its registered office in Warszawa at ul. Ostródzka 130, 03-289 Warszawa, entered in the National Court Register of entrepreneurs under KRS 0000918968, NIP 5242924472, REGON 389834519 (the “Property” or “Service Provider”).
  3. Reception contact: recepcja@peron12.pl, tel. +48 515 272 822. Reception is open 24 hours a day.
  4. Making a booking constitutes acceptance of the version of these Terms made available before the contract is concluded. The person making the booking undertakes to communicate the stay rules to the other people included in the booking.
  5. Guests should use the Property in accordance with its intended purpose, these Terms, accepted standards of social conduct and staff instructions relating to safety and order.

§ 2. Bookings and conclusion of the contract

  1. Bookings may be made through www.peron12.pl, the PREVIO booking engine, by telephone or email, at reception or through an external booking service.
  2. Before confirming a booking, the Guest receives information about the selected room, dates, price, additional services, payment rules and cancellation conditions applicable to the selected offer.
  3. The contract is concluded when the Guest receives the booking confirmation or, where the offer requires advance payment, when that payment is successfully made within the deadline specified during booking.
  4. The Guest must provide accurate information required to handle the booking. The Property may request an identity document only to the extent necessary to identify the Guest and does not retain the document as security.
  5. Prices quoted to consumers include taxes. The price and scope of services set out in the booking confirmation are binding.
  6. Online payments are handled by Przelewy24, PayPro S.A., with its registered office at ul. Pastelowa 8, 60-198 Poznań, KRS 0000347935, NIP 7792369887, on the terms made available by that operator.
  7. If these Terms conflict with the conditions of a specific, clearly described offer or rate, that offer's conditions take precedence regarding price, payment and cancellation.

§ 3. Cancellation and no-shows

  1. Unless a particular offer states otherwise, a booking may be cancelled free of charge no later than 23:59 five calendar days before the scheduled arrival date.
  2. If the booking is cancelled after this deadline or the Guest does not arrive, the Property may charge the full booking price. Any amount already paid may be credited towards this charge.
  3. Bookings marked as non-refundable cannot be cancelled free of charge, in accordance with the conditions shown to the Guest before purchase.
  4. Cancellations must be made through the channel specified in the booking confirmation. For bookings made through an external platform, that platform's procedure also applies.
  5. Consumers have no statutory 14-day right to withdraw from a distance accommodation contract where the contract specifies a particular date or period for the service. Rights under the cancellation rules remain unchanged.

§ 4. Accommodation period, arrival and departure

  1. The accommodation period begins at 15:00 on the arrival date and ends at 11:00 on the departure date.
  2. Early check-in or late check-out is subject to availability and may incur an additional charge agreed with the Guest.
  3. Requests to extend a stay should be made to reception as early as possible. An extension takes effect only once confirmed by the Property.
  4. Remaining in the room after 11:00 without agreement may result in a charge equivalent to late check-out or an additional night's stay, depending on the length of the delay and the loss of an opportunity to sell the room.
  5. The Property has no private parking. Information about nearby car parks is provided for guidance only; the Property is not responsible for their availability, prices or vehicle security.

§ 5. Conduct during your stay and quiet hours

  1. Guests must behave in a way that does not disturb other people's peace, compromise safety or disrupt the proper operation of the Property.
  2. Quiet hours apply from 22:00 to 07:00. Excessive noise and disorder are also prohibited at other times.
  3. Parties or gatherings exceeding the number of people registered in the booking are not permitted in rooms without the Property's prior consent.
  4. If the peace is disturbed, staff may require the Guest to stop the breach immediately. In the event of a serious breach or failure to comply, the Property may terminate the stay without refunding the unused portion, provided this is proportionate to the breach.
  5. If a Guest's conduct requires additional intervention by staff or security or cleaning beyond the standard service, the Guest may be charged documented costs actually incurred, with a minimum of PLN 300 for a justified intervention to restore order. This does not limit liability for damage exceeding that amount.
  6. Bringing in or using dangerous objects or substances, carrying out unlawful activities and aggressive, discriminatory or threatening behaviour towards others are prohibited.

§ 6. No smoking and fire safety

  1. Smoking cigarettes, e-cigarettes or heated tobacco and using open flames are prohibited in rooms and throughout the Property, except in expressly designated areas.
  2. For breaching the smoking ban, the Property may charge PLN 500 to cover deodorisation, additional cleaning and temporarily withdrawing the room from sale. If the actual loss is higher, the Property may seek compensation under the general rules of law.
  3. Covering, dismantling, damaging or disabling smoke detectors, sprinklers, fire extinguishers, signs, alarm systems or other safety equipment is prohibited.
  4. The Guest is liable for documented costs and losses caused by an unjustified alarm activation or attendance by the fire brigade, security or other services if the incident resulted from the Guest's culpable conduct, in particular smoking or tampering with a detector. No fictitious penalty is set in advance; the charge reflects actual costs and losses.

§ 7. Animals

  1. Animals stay free of charge but must be declared no later than before check-in. The Property may refuse an animal where there is a justified safety or hygiene risk.
  2. The keeper is responsible for the animal and must not leave it unattended if this could cause noise, damage or danger. In shared areas, the animal must remain under the keeper's control.
  3. The keeper pays documented costs of damage and cleaning beyond the standard service caused by the animal. A free stay for the animal does not cover repairing such damage.
  4. Assistance dogs are admitted in accordance with applicable law.

§ 8. Liability and lost property

  1. The Guest is liable for damage to the Property's assets caused by themselves, people for whom they are responsible or a declared animal. Any damage or fault noticed must be reported to reception immediately.
  2. The Property is liable for loss of or damage to items brought in by the Guest on the terms laid down in the Polish Civil Code. These Terms do not exclude or limit liability that cannot be excluded towards a consumer.
  3. Found items are kept for three months unless their nature or legal requirements justify a shorter period. Items may be sent at the Guest's expense after the delivery method has been agreed.
  4. The Property is not responsible for disruption caused by circumstances beyond its control but will take reasonable steps to limit the effects and provide an alternative service where possible.

§ 9. Security deposit and minibar

  1. The Property does not normally charge a security deposit. If a particular offer, group stay, event or additional equipment, including the minibar, requires a deposit or card pre-authorisation, the amount and conditions will be presented to the Guest before the booking is concluded or the additional service is ordered.
  2. Minibar use is charged according to the price list available in the room or provided before use.

§ 10. Complaints

  1. Complaints may be made at reception, by email to recepcja@peron12.pl or by post to the Service Provider's registered office. Please include contact details, the booking number, a description of the problem and the requested resolution.
  2. Complaints will be considered without undue delay and no later than 14 days after receipt. Missing information necessary to consider a complaint may need to be supplied.
  3. Guests should report a problem during their stay if this enables it to be resolved promptly; this does not remove their right to complain later.

§ 11. Final provisions

  1. These Terms are available free of charge at www.peron12.pl and at reception in a form that can be saved and reproduced.
  2. Polish law applies. This choice of law does not deprive consumers of protection granted by the mandatory rules applicable to their habitual residence.
  3. Disputes will be decided by the court having jurisdiction under the law; these Terms do not impose on consumers a court that lacks statutory jurisdiction.
  4. Changes to these Terms apply to bookings made after the changes take effect. Earlier bookings remain subject to the version accepted when the contract was concluded, unless a change is required by law or benefits the Guest.
